When the Local Plan was adopted, and the commercial space was quoted at a minimum of 10,000 sqm who in their right mind would have thought a store of 35,000 sqm would have been proposed? We know, and we quote Martin Perry, "What we did was plonk an Ikea on there and that wasn't expected."

Reason to reject: OVERDEVELOPMENT
IKEA project 2 million visits per year. That’s over 35,000 visits per week, 35,000 in and 35,000 out. Now add this to traffic from the new homes of nearly 19,000 movements and finally add the traffic from the new proposed commercial space on the Airport, Ricardo's and the Airport itself - and what you have is GRIDLOCK with tailbacks onto the A27 and the Airport road itself. But its ok, we’ve got a shiny new roundabout! How will that cope? Answer on the back of a postage stamp please.
